Why do I need a lawyer's escrow when buying property?
Lawyer's escrow protects both parties. The buyer deposits funds into the lawyer's escrow account, and they are released to the seller only after the buyer is registered as owner in the Land Registry.
How long does Land Registry registration take?
Typically 30 days from filing. If the office has no objections, it can be faster — 2–3 weeks. Complications such as missing documents may extend the process.
What should I check before buying property?
Current Land Registry extract, liens, easements, pending disputes, existing leases, legal defects, and the condition of the building and land. We conduct full legal due diligence.
Can I terminate a residential lease?
It depends on the lease type and grounds. Landlords have more limited options than tenants — the law protects tenants. Grounds must be those specified by statute.
What should I do about a neighbour noise dispute?
Start with a written notice (keep a copy). If unsuccessful, file a complaint with the municipal office or police. For long-term issues, an immission protection action may be filed.
